How to qualify


  • All verifiable Income from Employment, Social Security , Retirement and Self Employment must be 2 times the rent. 
  • First time renters - some restrictions may apply to certain units that have rent specials. 
  • Bad credit - we accept all credit scores, including bankruptcy 
  • Maximum of 1 Full eviction with a balance must be 3 or more years old or cosigner required. 
  • Stipulated or Dismissed evictions accepted anytime. Must provide proof that Stipulation has been paid in full.
  • We do not accept applications for OPEN cases 
  • Eviction can't be due to property damages or criminal activity 
  • Coapplicants 21 and over accepted under the same guidelines. Income must be twice the rent
  • Cosigners 21 and over accepted under the same guidelines, for primary applicants with a maximum of (2) eviction cases filed against them. 


We are not a property management company, we do not collect rent, or issue a lease on behalf of the landlords in our program. Nor are we affiliated with ANY Government funded programs such as accepting applications for low income housing or placement in low income houses or apartments. You must contact your local Housing Authority. 

We do business in accordance with the FEDERAL FAIR HOUSING LAW (The FAIR  HOUSING AMENDMENTS ACT of 1988). It is illegal to discriminate against  any person because of race, color, religion, sex, handicap, familial  status or national origin in the sale or rental of housing, in the  financing of housing, in the provision of real estate brokerage  services, in the appraisal of housing, blockbusting is also illegal.
