TO GET APPROVED YOU MUST MEET THE FOLLOWING QUALIFICATIONS:
- All verifiable Income from Employment, Social Security , Retirement and Self Employment must be 2 times the rent.
- We do not accept unemployment or W2
- First time renters - some restrictions may apply to certain units that have rent specials.
- Bad credit - we accept all credit scores, including discharged bankruptcies & chapter 13.
- 1 Full eviction with a balance must be 3 or more years old or a cosigner is required. We accept up to (3) evictions with a cosigner.
- Stipulated or Dismissed evictions accepted. Must provide proof that Stipulation has been paid in full. We can only accept (1) Stipulation or Dismissal. If you have a previous eviction in addition to your stipulation or dismissal, a cosigner will be required.
- Criminal felony convictions must be 5 or more years old, depending on the offense or a cosigner is required.
- Misdemeanor convictions must be 2 or more years old, depending on the offense or a cosigner is required.
- We do not accept applications for OPEN cases of any kind.
- Eviction can't be due to property damages or criminal activity
- Co-applicants 21 and over accepted under the same guidelines. Income must be twice the rent
- Cosigners 21 and over cannot have any eviction cases filed against them. Income must be twice the rent, separate from the applicants. Criminal cases must be 5 or more years old. An additional application fee is required.

We are not a property management company, we do not collect rent, or issue a lease on behalf of the landlords in our program. Nor are we affiliated with ANY Government funded programs such as accepting applications for low income housing or placement in low income houses or apartments. You must contact your local Housing Authority.
